The company sold its Vista on Courthouse apartments in Arlington, Va., to Equity Residential for $85 million. Sunburst executives said they are actively looking to acquire midscale and upscale hotels, both limited-service and full-service.

The 228-guestroom property marks the arrival of the first and only internationally branded full-service, upscale property in West Delhi.

The 170-room Sheraton Hotel sold for $12.3 million. Henry Bose and Mark McDermott, from PKF Capital, represented the seller, a Southern California-based fund manager. The buyer was Pleasanton Lodging LP.

Nearly 700 hotels signed in the past 24 months have received more than $1.4 billion in non-franchise hotel financing.

The two properties are a Budgetel Inn & Suites with 70 rooms and suites, plus a café and meeting rooms and an America's Best Inn & Suites with 90 rooms and suites, plus a restaurant and meeting rooms. Both hotels are located in Yiwu.

Brack Capital Real Estate is the owner and developer of the 114-room property. Denihan Hospitality Group will manage it.

The 123-room property opened in 2006 and now joins Benchmark's Personal Luxury Hotels management portfolio.

Ashford Hospitality Trust refinanced its $19.7-million loan secured by the Hilton El Conquistador Hotel and Country Club in Tucson, Ariz. The loan was set to mature in June 2011.

Three different Marriott brand hotels--Fairfield Inn & Suites, Courtyard by Marriott and a SpringHill Suites--will open at the same location, bringing a combined 621 new rooms to downtown Indianapolis in February 2010.

LPTO Trust has acquired the former America's Best Value hotel in Pensacola, Fla., from GE Capital.
